Tiny Home & RV Park Policies  
Reservation & Admission Policy  
A successful online reservation through CampSpot does not guarantee admission to the  
park. All reservations are subject to review and approval by park management.  
Prior to confirmation of any reservation, guests are required to provide the following:  
Valid photo identification for all occupants 18 years of age or older.  
Year, make, model, and license plate numbers for all vehicles associated with the  
reservation, including RVs and passenger vehicles.  
A signed liability waiver, including acknowledgment for any minors (under 18 years of  
age) staying on the property.  
Submit up-to-date vaccination records for all pets.  
Failure to provide the required information may result in cancellation of the reservation.  
Management reserves the right to refuse service, cancel reservations, or deny entry  
to the property at its sole discretion if park policies are not met or if the reservation is  
deemed unsuitable for the park.  
In the event a reservation is denied prior to check-in, a refund will be issued according  
to park policy.  
1. Registration & Occupancy  
All guests must register with management before occupying a site.  
Maximum occupancy per site: 5 people.  
All persons occupying the site above the age of 18 must submit photo identification  
and will be subject to a background check prior to move in.  
Each site is limited to 2 registered vehicles.  
Guest vehicles must park only in designated guest areas or with management ap-  
proval.  
Only one RV per site unless approved by management.  
Guests staying longer than 3 days must register with management.  
Residents are responsible for the behavior of their guests.  
2. Rent & Payment  
● Rent is due on the 1st day of each month.  
Late payments after 3 days may incur a late fee of $25.  
Management reserves the right to terminate occupancy for non-payment.  
3. Quiet Hours  
Quiet hours are 10 PM to 7 AM.  
Loud music, generators, or disruptive noise is prohibited during quiet hours.  
4. Speed Limits & Traffic  
Park speed limit is 10 mph.  
Reckless driving is grounds for removal.  
Only licensed drivers may operate vehicles in the park.  
5. Parking  
Vehicles must park only in designated areas or on their assigned site.  
No parking on roads, grass, or vacant sites.  
Inoperable or unregistered vehicles are not permitted.  
6. RV Condition Requirements  
RVs must be clean, well-maintained, and in good working order.  
Units older than 15 years may require management approval.  
No tarps or makeshift repairs visible from outside without approval.  
7. Site Maintenance  
Residents must:  
Keep sites clean and orderly.  
Store items neatly.  
No junk, scrap, or clutter outside the RV.  
Outdoor structures require management approval.  
8. Pets  
Pets must be on a leash at all times outside the RV.  
Owners must clean up pet waste immediately.  
Aggressive animals are not permitted.  
Excessive barking may result in removal of the animal.  
For the safety of residents, guests, and pets, certain dog breeds are restricted within  
the park.  
All pets must have a current rabies vaccination on file with park management prior to  
move-in.  
The following breeds and mixes of these breeds are not permitted, including pets be-  
longing to visitors:  
Pit Bull / American Pit Bull Terrier.  
American Staffordshire Terrier.  
Staffordshire Bull Terrier.  
Rottweiler.  
Doberman Pinscher.  
Wolf hybrids.  
Chow Chow.  
●Presa Canario.  
Cane Corso.  
Dogo Argentino.  
Any dog displaying aggressive behavior regardless of breed.  
Management reserves the right to deny or remove any animal deemed aggressive or  
unsafe.  
9. Registered Sex Offender Policy  
For the safety and well-being of residents and guests, individuals who are required to  
register as a sex offender under federal, state, or local law are not permitted within the  
park.  
This restriction applies to:  
Residents.  
Occupants.  
Guests.  
Visitors.  
Residents may not allow any person who is required to register as a sex offender to enter,  
remain, reside, or stay overnight within the park at any time.  
Residents are responsible for ensuring that their guests comply with this policy. Violation  
of this rule may result in immediate termination of occupancy and removal from the  
property.  
Management reserves the right to verify sex offender registry status using publicly avail-  
able registries.  
10. Sewer & Utility Use  
Utilities are included in the site rate. Residents must properly maintain all utility connec-  
tions.  
The following are prohibited:  
Dumping gray water onto the ground.  
Improper sewer connections.  
Leaving sewer hoses disconnected or unsecured.  
Using non-approved electrical connections.  
Sewer connections must use approved sewer hoses with proper fittings.  
No dumping of gray water on the ground.  
Water leaks must be reported immediately.  
Tiny Home occupants are allotted 2 propane tanks per month. Additional is at cost/respon-  
sibility of the occupants.  
Residents are responsible for any damage caused by improper hookups.  
11. Political Signage  
Political signage is not permitted anywhere within the park, including on RVs, vehicles,  
fences, windows, yards, or common areas. This includes signs, flags, banners, or displays  
supporting or opposing political candidates, parties, or ballot initiatives. Signage repre-  
senting state, military, sports teams, or colleges may be displayed with prior approval  
from park management, provided the display is reasonable in size and does not create a  
nuisance, disturbance, or safety concern for other residents. Management reserves the  
right to require the removal of any signage that is excessive, offensive, or disruptive to the  
community.  
12. Exterior Appliances  
Exterior household appliances are not permitted outside of RV units.  
The following items are prohibited outside RVs or on sites:  
Washing machines.  
Clothes dryers.  
Deep freezers.  
Refrigerators.  
Dishwashers.  
Large appliances of any kind.  
All appliances must remain inside the RV unit unless specifically approved by park man-  
agement.  
13. Site Appearance & Storage  
RV sites must remain clean, orderly, and free of clutter at all times.  
The following items are not permitted to accumulate or be stored outside the RV without  
prior management approval:  
Scrap materials.  
Building supplies.  
Tires.  
Automotive parts.  
Household furniture not intended for outdoor use.  
Broken equipment or appliances.  
Excessive personal belongings.  
Outdoor items must be neatly stored and limited to normal RV camping equipment such  
as patio furniture, grills, and small storage containers.  
Management reserves the right to require removal of items deemed unsightly or exces-  
sive.  
14. Window Air Conditioners  
Window air conditioning units are not permitted.  
All cooling units must be built into the RV or professionally installed portable units ap-  
proved by management.  
Window-mounted or externally hanging air conditioning units are prohibited for safety and  
aesthetic reasons.  
15. Structures & Site Modifications  
Permanent or semi-permanent structures are not permitted without written approval from  
management.  
Prohibited structures include but are not limited to:  
Sheds.  
Fences (fencing available for rent upon request).  
Decks (deck lots for rent if requested).  
Porches.  
Roof extensions.  
Carports.  
Enclosures.  
Permanent skirting installations.  
Temporary items such as small steps or outdoor furniture are permitted provided they do  
not create a hazard or alter the site permanently.  
16. Fire Safety  
Open fires allowed only in designated fire pits or grills.  
No fireworks or explosives.  
Propane use must comply with local fire codes.  
17. Laundry & Common Areas  
Laundry facilities are for park residents only.  
Clean lint traps and leave machines clean after use.  
Do not leave laundry unattended for extended periods.  
18. Trash & Waste  
Trash must be placed in designated dumpsters.  
No dumping of furniture, mattresses, or large items without permission.  
Sites must remain free of trash and debris.  
19. Conduct  
The following are prohibited:  
Illegal activity.  
Harassment or threats.  
Excessive intoxication causing disturbance.  
● Property damage.  
20. Children  
Children must be supervised at all times.  
No playing in roadways.  
● Parents are responsible for children’s behavior.  
● Liability waver must be signed prior to move in.  
21. Repairs & Work  
Major vehicle or RV repairs are not allowed in the park.  
Minor maintenance must be completed within reasonable time.  
22. Management Rights  
Management reserves the right to:  
Refuse service.  
Enforce park rules.  
Remove residents violating bylaws.  
Update park rules when necessary.  
23. Rule Violations  
Violation of park rules may result in:  
1. Verbal warning.  
2. Written notice.  
3. Termination of tenancy.  
24. Liability  
Management is not responsible for loss, theft, fire, accidents, or damage to personal  
property.  
Residents are encouraged to maintain RV insurance.
